Floor Renovation After Lease Ends

Floor Renovation After Lease Ends

Industrial concrete floors in modern warehouses must meet specific performance parameters. Tenants typically expect the floor finish to be dust-free, wear-resistant, and easy to clean. On the other hand, property managers require that, at the end of the lease, the floor be returned to them in a condition no worse than before the start of the contract. The practice of renovating floors in large-area warehouses shows that the concrete surface may only require thorough cleaning and impregnation of the floor. However, in many cases, diamond polishing of concrete is a necessity.

FLOOR CLEANING OR POLISHING?

Customers are usually offered two types of floor renovation. The first involves thorough cleaning, neutralization, and impregnation of the floor. When the floor is too rough, scratched, or impregnated with resin preparations, the final result of cleaning may be unsatisfactory. In such cases, an alternative is to grind and polish the concrete using a diamond technique. To achieve the proper smoothness of the concrete surface, concrete polishing technology with roughness measurement should be used, which gives excellent results in the renovation of concrete floors.

FLOOR RENOVATION WHEN TIME MATTERS

Depending on the size of the project and the scope of additional work related to concrete repairs, it can be assumed that the daily efficiency of concrete floor renovation is between 600 and 1000 m2 per day. When assessing the initial roughness of the substrate, only the necessary roughness is removed without aggressive interference with the floor. Compared to the popular method of deep cleaning concrete with high-speed polishers, the quality and durability of such a floor finish is incomparably greater.
